<description><![CDATA[<p>A rogue landlord has pleaded guilty to unlawfully evicting her tenant and has been sentenced to a community order. Mrs Rukhsana Tariq pleaded guilty to unlawfully evicting her tenant Mr Hakeem Shiittu from his room in Williamson Way, Oxford. The court heard that on 7 April 2012, the 38-year-old dumped Mr Shittu&rsquo;s belongings outside, changed the lock to the front door and refused to allow him back in. <description><![CDATA[<p>APembrokeshire County Counciltenant was evicted in December from her tenancy in Garfield Gardens, Narberth, following a series of problems with loud music and other noiseduring parties which also resulted in damage being caused to the house. Housing Officers issued a number of warnings about the problems being caused, which were ignored by the tenant. The Council then applied for a possession order against the tenancy, which was granted by the Court. In a related action, the Council successfully obtained an injunction with a power of arrest against a Narberth man, who had caused damage to another Council-owned property in the same street. <description><![CDATA[<p>Few systems have caused as much controversy before even being launched as the government's universal credit. It draws together all welfare claims into a single monthly payment, like a salary, so will undoubtedly change the financial landscape for landlords andtenants&ndash; yet it has the potential to improve the claims process for all involved. One of the bigbenefitsof the system &ndash; if implemented correctly &ndash; is that claims will be processed online and in real time. The amount of paperwork generated under the current system means important information required to process claims can get lost far too easily, leading to delays. The online system should eradicate this problem and allow claims to be made quickly and efficiently.
